In the last decade or so, the decreasing availability of reasonably-priced, buildable, suitably-located land has been changing the complexion of the industry from one where developers and professionals do business only within a relatively small geographic area to one where developers and professionals analyze opportunities and conduct business on a national, and ultimately a global, scale.

However, increasing regulatory demands, the multitude of differences in regulatory environments from municipality to municipality, and the market-specific sophistication required for success are creating increasingly specialized professional services throughout the industry. Such geographic market broadening, combined with increasing consultant sophistication requirements are forcing developers and consultants to effectively forge new relationships to meet changing needs.

The ethical issues and general lack of trust throughout the industry though, places a premium on a comprehensive, efficient, full-disclosure, “apples-to-apples” partnering process.

Further, broadening geographic scope is requiring new and efficient ways to find and sell real estate that fits project requirements. The trend toward larger projects and more stringent financial demands are requiring developers to continually expand their investment networks. As a result, developer/investor relationships must also be broadened, but in a way that facilitates sound, qualified investments in great projects. Ethical and trust issues throughout the industry compound the difficulty of such endeavors.

The SLDI DealMaker web-enabled transaction technology is designed to meet these needs. Through the SLDI DealMaker application, stakeholders will have the opportunity to provide detailed information in a controlled way in order to meet their needs. The application will facilitate the following transaction types:

  1. Professional Services - Developers looking to build a project team that fits their specific needs and professionals looking to join project teams which need their specific expertise.
  2. Land/Real Estate - Developers looking for land/real estate to meet their development needs and owners of land/real estate who are interested in selling real estate or venturing with a development partner.
  3. Project/ Technology Investment – Developers and inventors looking for investor(s) for their projects and investors looking for great projects in which to invest.

Professionals in each of those groups submit one of the following into the DealMaker™ application, depending on which side of the deal they are on:

Profile – a listing of information related to their abilities and preferences with regard to providing the transaction type in question
Inquiry – a submittal of the parameters around which they are interested in transacting business
